Buying New Construction in Warren County, Ohio: A Buyer's Checklist

A step-by-step checklist for buying a new-construction home in Lebanon and Warren County, Ohio: builder contracts, lots, inspections and walkthroughs. Call Cory Keller at 513-260-5023.

Short answer: Before you sign a builder's contract in Lebanon or elsewhere in Warren County, bring your own agent to the first visit, read the builder's purchase agreement and warranty, compare lot premiums and included features, and schedule independent inspections before drywall and before closing.

1. Bring your own agent to the first visit

Many builders ask that a buyer's agent be registered at the first visit to the model home. The on-site sales staff work for the builder. Your own agent works for you. In Ohio, buyer-agent compensation is negotiable and is set out in a written buyer agreement.

2. Read the builder's contract closely

Builder purchase agreements are usually the builder's own form, not the standard Ohio REALTOR® form. Look for:

  • Deposit amounts and when they become non-refundable
  • How the builder can change the completion date
  • What happens if your financing or the sale of your current home falls through
  • Change-order pricing and deadlines

3. Compare lots, not just floor plans

Lot premiums, orientation, grading, drainage and what's planned on neighboring land can matter as much as the plan itself. Ask the builder for the subdivision plat and check the Warren County Auditor's records and any HOA documents.

4. Price the "included" features

Base price rarely includes everything in the model. List what's standard and what's an upgrade, and get pricing in writing before design-center appointments.

5. Hire independent inspections

Even new homes benefit from an independent inspector. Typical timing is a pre-drywall inspection and a final inspection before closing, plus a check before the one-year warranty ends.

6. Plan the final walkthrough

Bring a punch list, test fixtures and appliances, and get written dates for anything left to finish.
