Neighborhoods and communities
Fairfield Township is in south-central Butler County, about 22 miles north of Cincinnati, according to the township. It borders the City of Hamilton to the west, the City of Fairfield to the south, St. Clair Township to the north and Liberty Township to the east. The township was founded in 1803 and has grown from farmland into a suburban community with more than 80 miles of public roads. Many homes have a Hamilton mailing address even though they're in the township.
Housing types and eras
Most of the township's housing is in subdivisions built over the past few decades, with two-story homes, ranches and some newer construction. You'll also find older homes on larger lots along the main roads. Many subdivisions have HOAs, so ask for current dues and rules on fences, sheds and parking. Because mailing names don't match township lines, confirm the jurisdiction and taxing district for each parcel on the Butler County Auditor site. Ask for the age of the roof, furnace, water heater and windows, and get a sewer or septic inspection where applicable.
Schools
The township is split among school districts. In our checks with the U.S. Census Geocoder, 6032 Morris Rd and 6200 Pleasant Ave were in the Fairfield City School District, while 5241 Hamilton Mason Rd was in Lakota Local School District. Hamilton City School District serves other areas. District lines can change from street to street, so confirm the exact address with the district before you buy.
Commute
The township notes that State Route 129 and State Route 4 connect residents to I-75, I-275, I-71 and I-74. Check live times on Google Maps.
Parks and amenities
The township maintains two parks totaling about 47 acres: Heroes Park on Morris Road, which has three baseball fields and a Veterans Memorial, and Shafer's Run Park on Vonnie Vale Drive, which has Holly's Dog Park. Both have playgrounds, tennis and pickleball courts, basketball, walking paths and shelters. Rentschler Forest MetroPark, 443 acres along the Great Miami River, is also in the township.
What to check before you buy
Before you buy in Fairfield Township, look past the mailing address. A home with a Hamilton address may be in the township and in the Fairfield City, Hamilton City or Lakota Local school district, so check the auditor record and the district's own boundary tool for each listing. Compare HOA dues and amenities between subdivisions, and ask whether a street is maintained by the township or the county. For homes on bigger lots along older roads, check septic or sewer status and any easements. Families looking for play space often value walking distance to Heroes Park or Shafer's Run Park, and dog owners may like Holly's Dog Park, so mention them in a listing when they apply.
Buying here
Cory helps you check the school district and taxing district for each address, compare HOA rules, and weigh newer subdivisions against older homes on bigger lots before you write an offer.
